

The sloping parcel bisected by two intermittent stream channels with limited access points, provided substantial challenges in maximizing the developer’s program. The 122 detached, age-restricted units, and the 86 attached units, pushed maximum building coverage to the restricted limit of 20%. The project’s net density of nearly nine units per acre avoids the two stream corridors and the perimeter landscape area, and still allows for recreational amenities and open space across the development.
MEA adjusted the development plans to accommodate the ever-changing regulatory environment without a substantial change in the overall project. Our initial approach met all of the development criteria, and when additional regulations were imposed, they were accommodated through building modifications and a minor development pattern change rather than costly layout changes.
A meandering walking path with pedestrian bridges and destination points of interest are woven along the stream corridors adding recreational opportunities for residents extending beyond the typical clubhouse and pool area.
Incorporating best management techniques in advance of the 2004 NJ Stormwater Management Rules, MEA engineers took a forward view to addressing stormwater issues and incorporated wet basins throughout the project, adding function and aesthetic appeal to the typical detention basin.
